Full Property Management Package

  • Attendance at scheduled Board of Directors meetings
  • Rules enforcement
  • Regular property inspections
  • After hours maintenance emergency services
  • Monthly financial packages are issued by no later than the 15th day of each month and include:
    1. Financial report
      1. Balance sheet
      2. Profit & Loss report
      3. YTD Budget analysis
      4. Customer income report
      5. Customer delinquency report
      6. Vendor payment history
      7. Check register
      8. Unpaid invoice report
    2. Bank statements with reconciliation reports
    3. All correspondence issued and received
  • Reports issued to all Board members, as information is received, pertaining to changes or additions to State Statutes.
  • Bidding of new and maintenance of existing service contracts
  • Maintenance of existing insurance policies and bidding of same to guarantee the Association proper coverage with favorable premiums.
  • Processing of vendor invoices and payment
  • Processing of Owner billing, collection of common fees and enforcement of Association late policy.
  • Maintenance of Association bank accounts
  • Processing of 1099 forms to vendors and coordination with Association hired CPA for the filing of tax returns
 

Accounting Services

  • Our Accounting Services packages can be designed to meet the needs of:
    • Self Managed Associations
    • Associations that employ full time onsite managers
    • Associations wishing to segregate services
 
  • The Accounting Services Package includes:
    • Monthly Common Charge and Accounts Receivable Processing
    • Monthly Accounts Payable Processing
    • Processing of all Association Disbursements  
    • Late Charge Processing
    • Delinquent Interest Processing
    • Maintenance of Unit Owners Accounts
    • Association Late Charge Notices
    • Monthly Finance Reports
    • Maintenance of Association bank accounts
    • Processing of 1099 forms to vendors and coordination with Association hired CPA for the filing of tax returns.

Consulting Services

  • Consulting Services are offered to Self Managed Associations.
    We understand the demand that being a member of the Board of Directors can place on individuals.
    We can assist self managed Associations with completing time consuming tasks such as:
    • Staying current with the most recent changes in State Statutes. We can assist you in revamping operating procedures to ensure your Association is in compliance with State Laws.
    • Writing specifications and issuing bid packages for maintenance and capital projects
    • Bidding and securing competitive, fair market premiums for insurance policies
